Will MSP compete with me on my own deals?
No. Once you sign on as a program client, every deal generated by your campaigns is yours — completely. We have no claim, no right of first refusal, no obligation from you to share. You operate fully independently. We're your infrastructure provider, not your partner on individual deals.
What if MSP operates in my market?
MSP's own acquisitions are focused on Greater Boston. We take program clients in any geography — including our home market — with no restrictions. Your campaigns target your criteria; ours target ours. Overlap rarely happens, but if it does, we both run our own businesses independently.
How soon will I see deals?
First qualified leads typically appear within 30-45 days of launch. First closed deals usually happen 60-120 days in, depending on how fast you move on offers and how quickly qualified sellers reach decisions. Real estate lead generation is a compound-interest game — results accelerate as the list of "warm" contacts grows over the first 6 months.
How is pricing determined?
Each program is sized to the developer we're building it for. Pricing depends on geography (denser markets cost more), list size, number of campaigns running simultaneously, and custom requests. We quote a fixed price after the Strategy Intake call — no surprises, no escalators, no hidden fees. The conversation comes first; the number follows the conversation.
What's included in a program?
The program covers the tools, list refreshes, AI processing, ongoing optimization, monthly reporting, and our team's time. Direct-mail printing, postage, and paid ad spend are separate pass-through costs — billed at actual cost without markup, so you always know what's going to media versus what's going to MSP. Mail budget is sized to your campaign volume and discussed during the Strategy Intake call.
Can I cancel anytime?
Yes. Month-to-month after the initial 90-day commitment. The 90-day minimum exists because off-market systems need time to produce results — shorter engagements don't give the system enough time to prove itself. After 90 days, cancel with 30 days notice. You keep every asset we built: landing page, templates, lists, CRM data.
Do you guarantee a number of deals?
No, and be suspicious of anyone who does. We can guarantee outputs (campaigns launched, leads generated, appointments booked) but outcomes (closed deals) depend on your underwriting, negotiating, and execution — factors outside our control. What we will guarantee: the system we build for you will perform at or above industry benchmarks for your market and budget.
